What Sellers Can Expect From Selling With Me?

Marketing

My ultimate digital and print marketing package designed to maximize visibility and streamline the selling process includes:

  • HDR Photography that highlight the property’s best features.
  • 3-D Walk-through Tour and Floor Plans
  • MLS Listing: Professionally written, targeted to the ideal buyers
  • Property Description that highlights the home’s unique features, renovations, and upgrades with maps and detailed neighborhood information.
  • Digital Listings on all websites including realtor.com, Zillow, homes.com and other brokerage websites.
  • High quality, eye-catching Listing Brochures and Flyers for open houses and potential buyers.
  • Just Listed Postcards Mailed to announce the new listing directly to local prospects.
  • Sign Post Installation to boost street visibility.
  • Transaction Coordinator and an expert support for all paperwork, ensuring a smooth experience and seamless transaction.

Staging

When a home is professionally cleaned, staged and showcased at its best, it sells faster and for more money – often tens of thousands of dollars more than the unstaged competition.

Included in my services:

  • Staging consultation with a detailed room-by-room analysis and prep plan for the sellers.
  • Access to my trusted home professionals – handymen, painters, carpet cleaners, plumbers, electricians, gardeners and
  • Help coordinating tradespeople
  • Professional cleaning
  • Staging using your current furniture and style as the canvas or completely reimagine the place to make it show absolute best.

All-Inclusive Commission

I offer three commission plans that differ based on what’s included.

All-Inclusive Gold Plan (5%) includes professional cleaning, staging, a pre-listing home inspection, professional photography, floor plans, 3-D interactive tours, comprehensive online and offline marketing campaigns, and more.

Silver Plan (4%) includes the same level of marketing and strategy as the Gold Plan, but dosen’t include home preparation and staging services. This plan makes sense for owners tenanted properties or homes that don’t require staging.

Bronze Plan (3%) includes the same level of home preparation, marketing and strategy as the Gold Plan, but gives the option to the sellers to market their own home to their friends, family and co-workers. If sellers find a buyer, I would handle the transaction and entire sale process for both you and the buyers.

Commission discounts are offered to clients who both buy and sell with me.

 The Gold and Silver options assume that 2% of the commission will be offered to the REALTOR representing the buyer; note this is at the seller’s discretion.

Guarantees

I believe you deserve the best and that’s the reason why I created these guarantees to ensure you can hold me accountable if I ever leave you feeling like you didn’t get the service I promised.

Always Be Responsive – When you are working with me, you can count on me to be reachable. You can get in touch with me by phone or email and if I don’t return your message within 24 hours, I will donate $50 to a charity of your choice.

Keep you updated – There’s nothing worse than not knowing what’s happening. When you are selling your home with me, I am committed to providing a weekly call to update on showings, feedback, marketing activity and competition. And if I don’t deliver, I will deduct $500 from your commission.

Happy Buyer & Seller Guarantee – I won’t hold you hostage to a piece of paper. If there’s ever a problem while you are working with me, I will do everything I can to fix it. If I can’t, then I will release you from your agreement. I don’t think you should be contractually bound to work with someone if you feel they have broken their promises. If you aren’t happy, then neither am I. It’s that simple.
